Project Overview:
Associated Builders fully renovated a dilapidated home by maintaining one original wall while constructing a new foundation and modern building around it. The complete transformation resulted in an open floorplan four bedroom, three and a half bath with wrap-around deck, high ceilings and stunning bay views. Following a minimalist design, Associated Builders used its expertise as concrete contractors to create an exposed concrete foundation wall that added to the industrial aesthetic. A reinforced concrete pylon supporting staircase and a stunning kitchen remodel further increased the beauty and value of the home.

Client Vision:
Because the client was an architect, he had a very specific vision that required a highly skilled building contractor to make it a reality. By replacing parts of the original building structure and foundation in sequence, Associated Builders implemented a comprehensive renovation (rather than demolition and new construction). From a planning perspective, this saved the client time and money as well as minimized permitting headaches.  A complete foundation replacement, on a very steep hillside slope, further demonstrated Associated Builders’ expertise as general engineering contractors.

Highlights/Features:

  1. Spatial transformation:To fulfill the client’s desire for a more open floorplan, Associated Builders removed non-load-bearing walls and extended the home structure both vertically and horizontally. Plumbing and electrical systems were expertly rerouted to accommodate the new layout.
  2. Experts in foundation construction and slope stabilization: Associated Builders’ extensive concrete construction experience enabled it to follow detailed structural engineering plans (which sequenced foundation replacement or “stitching”), and contribute new ideas that brought value. By tying retaining walls to the building structure, the property became solidly anchored to the steep hillside while also terracing the heavy slope to create a flat backyard. This resulted in a more secure and livable property.
