A home maintenance project that led to a complete luxury renovation
San Francisco, CA
2023
"Engaging Associated Builders to repair and renew my home was serendipitous. I feel very lucky to have had the opportunity to work with an elegant team that made my home beautiful."
Project Overview:
What began as a waterproofing project eventually turned into a top-to-bottom renovation of a 5000+ square foot luxury home. The scope of work evolved to include converting a solarium into home office; replacing windows and doors; fixing dry rot issues in the structure, trim, sills, and windows; fabricating and installing custom finishes such as glass-and-steel patio guard rails and sustainably sourced wood cabinetry; resolving plumbing issues; upgrading electrical and lighting as well as painting the exterior and interior to prepare the home for sale. This historic house, built by Charles Frederick Whittlesey in 1912, had pedigree but needed an upgrade prior to sale by a luxury brokerage firm. Associated Builders were recommended by one of the home’s neighbors who had worked with them on a renovation.
Client Vision:
While the client initially wanted a few windows waterproofed, they realized during the process that Associated Builders was more than just a Bay Area waterproofing company but also a one-stop shop for extensive construction services, including a thorough renovation. To complement its waterproofing and carpentry teams, Associated Builders mobilized technical specialists vetted through its decades-long industry relationships resulting in high-quality outcomes and a more seamless, time efficient process.
Key Takeaways:
1. Benefits of a one-stop shop. Hiring a contractor who can conduct both essential and custom work minimizes project management overheads and results in significant cost- and time savings. By coordinating and sequencing timelines and teams, Associated Builders was the main project manager creating a more streamlined process and enjoyable experience for our client.
2. Weatherproofing experience is key. In preparing to sell their home, the client wanted the structure’s exterior to be fully weatherproofed – a common concern in San Francisco where the elements (fog, salty air, wind) can wear down exteriors. Associated Builders mobilized its expert team to repair stucco and siding, replace and waterproof windows, install new roofing and gutters as well as implement comprehensive exterior maintenance through painting as well as trim, sill, and window replacements.
